Hurghada has grown into a genuinely international city, with expat communities from Europe, Russia, the Gulf, and North Africa choosing to call it home. Each neighbourhood offers a different living experience — from the manicured luxury of El Gouna to the urban energy of Sheraton Road. Here is a comprehensive breakdown of the most popular areas for foreign residents, with honest assessments of the pros and cons of each.

El Gouna

The most established expat enclave, El Gouna is a purpose-built resort town 25 kilometres north of Hurghada. It offers the highest standard of living in the region, with international schools, a championship golf course, multiple marinas, and a lively social scene centred around the Abu Tig Marina and downtown area. Property prices are premium, starting from EGP 15 million for a two-bedroom apartment and rising to EGP 50 million or more for a beachfront villa. The trade-off is a somewhat insulated existence — El Gouna feels a world apart from the real Egypt, which some residents love and others find limiting.

Sheraton Road / City Centre

The urban heart of Hurghada, Sheraton Road and the surrounding city centre areas offer the most convenient lifestyle. Everything is within walking distance — restaurants, supermarkets, pharmacies, cafes, the marina, and beach clubs. This is where Hurghada feels most like a real city rather than a resort. Apartments here range from EGP 3 million to EGP 10 million, making them accessible to a wide range of budgets. The downsides are traffic during peak season and the noise that comes with city-centre living.

Sheraton Road is where you want to be if you value walkability. Everything you need is within a 15-minute walk — supermarkets, pharmacies, cafes, the corniche. It has a genuine neighbourhood feel that you do not get in the gated communities. I have not driven a car in two years.

British expat, 5-year Hurghada resident

Village Road / Dawar El America

A rapidly developing corridor that offers a balance between city convenience and suburban space. Popular with families, this area features larger apartments and smaller villas at more affordable price points than El Gouna or Sheraton Road. The neighbourhood has seen a boom in new restaurants, cafes, and retail in the past two years, making it increasingly self-sufficient. The trade-off is that you will need a car for most errands, and the area lacks the beachfront access of coastal neighbourhoods.

Sahl Hasheesh

A master-planned resort destination 18 kilometres south of Hurghada, Sahl Hasheesh is emerging as a serious alternative to El Gouna. Its long beachfront, planned town centre, and growing expat community make it an attractive option for those seeking a quiet, resort-oriented lifestyle. Property prices are generally 15–20% below El Gouna equivalents, offering better value for buyers willing to be in a less mature community. The development is still growing, which means some planned amenities are not yet operational.

Makadi Bay & Soma Bay

Further south along the coast, Makadi Bay and Soma Bay offer the most secluded lifestyle options. These are pure resort destinations with limited independent retail or services, making them best suited for second-home owners or retirees who primarily stay within their resort community. The trade-off is extraordinary natural beauty and uncrowded beaches in exchange for convenience and choice.
